Family Home, Bad Tenants, Out of state

This seller was living out of state and had let some friends move into what was once her family home. They did not take care of it. She had no interest in coming back to deal with the home and really didn’t have the money to pour into the home to make it sell-able on the open market. To make matters worse, she did not have a clean deed, it was 4 years behind and taxes headed to the tax sale, and there was a mortgage on the title that was never released by a previous owner 20 years prior. Our attorney was able to correct the issues, though it took some time. We bought it as-is with the tenants and handled the eviction and title issues.
